Jonathan M. Gallant
Jon Gallant is an Associate in the Firm’s Real Estate Practice in the Atlanta office of Smith Gambrell & Russell, LLP.
Mr. Gallant represents clients on a wide range of real estate matters, including development, lending, and equity investment, with a particular emphasis in the representation of land developers in complex real estate transactions. Mr. Gallant routinely advises developers and institutional investors regarding all aspects of the development process, including acquisitions, entitlement, debt and equity financings, construction, leasing, and sale.
Representative Experience
- Reviewed and perfected title and survey related issues for 1 million acres (valued at over $1 billion) of timberlands on behalf of purchaser as part of the largest timberland sale in United States history
- Acted as lead counsel in the land acquisition, development and separate construction and permanent financing of nine student housing projects in six states, representing a total development cost of over $200 million
- Acted as lead associate with respect to the corporate restructuring and recapitalization of client’s military housing business, which transaction involved the negotiation of a joint venture for future development rights and included the acquisition of six housing projects valued at $252.9 million
- Negotiate a 99-year ground lease with the City of Greenville North Carolina for the use, development, assemblage, and construction of a multi-family housing complex serving East Carolina University
- Represented client in securing $33.7 million in construction financing for a mixed-use housing development involving preservation of historic tax credits in downtown Chicago
- Represented client with respect to various government related loan programs for acquisition, construction, and permanent financing of multi-family developments such as HUD 221d(4), HUD 223(f), Fannie Mae, and Freddie Mac
In 2005, Mr. Gallant received his Juris Doctor from Georgia State University College of Law. He served as the Executive Editor of the Georgia State University Law Review and is the author of “Defining a Retaliatory Adverse Action from Wideman to Shotz: The Legitimacy of the Eleventh Circuit’s Retaliation Case Law.” 21 Ga. St. U. L. Rev. 1079 (2005). In 2001, Mr. Gallant received his Bachelor of Arts from Emory University with concentrations in Political Science and Economics.
